Residential sales:

 

Whether we are selling a one bedroom flat, cottage, house or an executive residence, we treat all individuals in exactly the same way. Whoever the seller or buyer, we know they are probably making a significant financial decision and we take that very seriously indeed.

 

Our sales fees are 1.2% (inc VAT) sole agency and 1.8% (inc VAT) joint/multiple.

Residential lettings:

Once a proposed tenant(s) has expressed an interest to rent a property through our agency, one weeks holding deposit must be deposited by the tenant in order for reference checks via Goodlord to commence, subject to contract. This is usually off set against the first months rent in advance.

 

Goodlord will then carry out a credit check and a Government "Right to rent check" on the proposed tenant(s). They will require various information including proof of income (i.e. last 3/6 months' pay slips/HR/employer confirmation of gross income) and a previous landlords reference (if applicable). It is expected that the proposed tenant(s) have a confirmed gross income of at least 2.5x the proposed rent, otherwise a suitable Guarantor(s) may be required. If a Guarantor(s) is required, they will need to have a total gross confirmed income of a least 3x the proposed rent in order to be deemed suitable.

 

Upon completion of reference checks, we will take landlords instructions as to whether they wish to proceed with the proposed tenancy.​

Government guidance for landlords and tenants:

Residential management:

  • We have separate designated client accounts for each property managed.

  • We aim to ensure the landlord has peace of mind so they can go about their business without worrying about their investment.

  • We pass the rent to the landlord as soon as possible.

  • We provide a bespoke management service to suit the needs of each individual landlord. 

  • We aim to mitigate and reduce void rental periods where possible. We appreciate void income is never made back and affects the yield and your cash flow.

  • We have access to reliable tradesman who we are happy to recommend.

Suggested general key points to marketing: 

  • We prefer to accompany all applicants over the property. By doing so, applicants will be accompanied by an experienced NAEA & ARLA member agent. This way, we are able to maximise every opportunity and provide useful feedback to our client.

  • Erecting a board for a limited period of time is highly recommended. We will advise the right time to take the board down, once we feel it has done its job. Most agents want the board to stay up as long as possible however, there comes a time when this is no longer beneficial and the correct advice should be given.

  • Marketing material should be simple, with clear text, have excellent photos, a floor plan, location map and an EPC.
